Yokohama Kizuna (横濱絆) takes its name from the Japanese word kizuna (絆), meaning bond or connection. My goal is to help you build a strong bond with the people who guide you through the real estate process in Japan including the agents, judicial scriveners, notaries, and others, so that communication is clear, trust is established, and your transaction proceeds smoothly. By supporting you with consulting, translation, and interpretation, I aim to help you not only succeed in your property purchase, but also begin forming a lasting connection with Japan as your new home.

Onsite Viewings
Provide interpreting support during your visit to real estate property with the seller’s agent.
For additional fees, I can provide book a rental car for you and drive you to the real estate property during the viewings.
Consultant Fee: ¥3,000 per hour + Transportation Costs / Rental Car Fees

Purchase Offer
I will advise you regarding the amount of your offer, the amount of your desired discount, and recommend timing for signing of the Real Estate Purchase and Sales Contract (不動産売買契約書) which will vary whether you are making a cash purchase, a mortgage financed purchase, and whether you are buying a condominium or a single detached house.
I will sit in on your initial meeting and provide translation and interpretation support regarding your purchase offer (買付証明書) with the seller’s agent.
Consultant Fee: ¥8,000~ (per Purchase Offer)

Affidavit of Residency and Signature
I will explain and advise you on the gathering of required documents (financials, notaries, etc.) and assist with forwarding documents to the seller’s agent.
I will consult with you, your seller’s agent, the Japanese judicial scrivener, and your notary on how to best word the notarized Affidavit of Residency and Signature (署名及び住 所に関する宣誓供述書) to ensure minimal delays.
Consultant Fee: ¥8,000~ (per Affidavit)

Contract Meeting
I will interpret for you and the seller’s agent at your contract meeting with the seller's agent during the official reading of the Document of Important Matters (重要事項説明書) and the Real Estate Purchase and Sales Contract (不動産売買契約書).
I will explain any details the seller needs to clarify to you, and assist you in asking any questions you may have for the seller, the seller’s agent, or the judicial scrivener.
Consultant Fee: ¥16,000 (per Contract Meeting)

Language Support | Judicial Scrivener
I will provide intermediary support between you and and the judicial scrivener including interpreting during meetings, phone calls, Zoom meetings, and in-person meetings.
I will also provide translation support of both documents and emails involving you and the judicial scrivener outside of the contract meeting listed above. Consultant Fee: ¥12,000 (per Judicial Scrivener)

Document Translation
Translation of documents including the Real Estate Purchase and Sales Contract (不動産売買契約書), the Document of Important Matters (重要事項説明書), affidavits, and limited powers-of-attorney.
Translation Fee: ¥30,000~¥280,000

Utilities Set-Up
I will set up contracts for your utilities:
- Tokyo Electric Power Company (Tepco) or local electrical power service provider
- Tokyo Gas or local propane gas provider
- Propane gas providers typically require an advance refundable deposit of ¥10,000~¥20,000
- Local municipal water bureau for water and sewage
Payment of utilities require you hire a property manager to accept your billings each month and pay the invoices on your behalf using funds you have advanced to them.
Set-Up Fee: ¥3,000
(For ongoing payments after the initial set-up, you will need to hire a property manager to accept your billings each month and pay the invoices on your behalf using funds you have advanced to them. You are highly encouraged to use a licensed property manager to ensure the safety of funds you have deposited with them.)

Contractor Work Requests
I will be your domestic point-of-contact in schedule work by local contractors for projects related to locksmiths, plumbers, large garbage disposal, interior/exterior renovation service providers, and others.
Fee: ¥2,000 (per hour for each Work Order) + Transportation Fees (train, parking, toll fees, etc.) for any required on-site visits required to facilitate the Work Order.
